A back hall from the garage was added to the existing hallway in the house, to provide an interior connection between the garage and the house.

The  entry and hallway ceilings were raised. The entry door is a new, custom made door with a sidelight.

Outside the hallway, the overhang was rebuilt to have a much softer, leaner silhouette. The windows and all the siding along the Hallway and South side of the Garage are new, energy Star rated vinyl windows.

The siding is vertical shiplap fibercement siding. This siding was also installed along the north wall of the house.

The overhang on the south side of the garage was extended to match the details of the other roof overhangs.

The master bedroom and bathroom were redesigned. A new spacious walk-in closet was created. The idea behind the color of the tile: The beige of the shower tile floor is the beach. The blue of the bathroom floor was the water.

The kitchen was opened up and redesigned with new custom cabinetry. All the appliances are new, as is the kitchen window, also energy star rated.

The original laundry room was removed, it was not original to the house and probably not permitted. The new laundry room was created as a laundry/pantry space as well as a connection to the exterior. The same custom cabinets as in the Kitchen are used in this space.

Outside on the Southwest corner, a screen porch, which was not original to the house, was removed and the porch was rebuilt as per the original design.

The gas-fired fireplace and surround is new. The mantle was custom made to match the kitchen cabinetry design.

All the flooring is new. The flooring is environmentally friendly, resilient flooring that was soft underfoot. The bathrooms, studio and back hall are finished with Marmoleum (a linoleum product). The rest of the house is finished with Cork flooring. Both these floorings are very period appropriate for a mid-century house built in 1967.

One thing of note:  The property is located in FEMA Flood zones X and AE.
